Power washing is exterior cleaning of siding, decks, patios, driveways, walkways, and fences — removing dirt, algae, mildew, moss, and the green and black streaking that builds up on the shaded side of a house. The important part is that not every surface gets the same treatment. Concrete flatwork like driveways and patios can take high pressure, and we use a surface cleaner so you get an even result instead of wand stripes. Siding, roofs, cedar, and older brick get soft washing instead: low pressure plus a cleaning solution that kills the organic growth. High pressure on those surfaces forces water behind the siding, splinters wood, strips shingle granules, and can blow mortar out of joints.

Most people call when they can see it — green streaking on the north and shaded sides, black staining on the roof, or a patio that's gone slick underfoot. That last one is a safety issue more than a cosmetic one, since algae on concrete or composite decking gets genuinely dangerous when wet. It's also standard prep before painting, staining, or sealing, and before listing a house, where it's one of the cheapest things you can do to change how the property photographs. Most homes need it every one to two years, decks annually before re-staining, and shaded properties under heavy tree cover more often. It's a warm-weather service — surfaces and equipment need temperatures above freezing.

We need a working outdoor spigot with decent flow, since water comes from the property, plus access and an exterior outlet. Before we arrive: move vehicles, patio furniture, grills, and potted plants clear of the work area, and make sure all windows and doors are shut tight. Tell us about anything already compromised — loose or cracked siding, failed caulk, damaged screens, or gaps around windows — because those are where water gets in, and we'd rather work around them than find them the hard way. We tarp and rinse landscaping near any surface being treated with cleaning solution. If you want a specific surface left alone, say so up front.
